Wondering if I can still qualify for a HARP refi these days

Honestly, I hear you on the frustrations, but from a first-time buyer's perspective, I'd argue things aren't as rosy as you're making them sound. Sure, Freddie Mac might've smoothed out some bumps compared to the HARP days, but man, navigating this process still feels like trying to assemble IKEA furniture blindfolded. Just last month, my lender asked me three times for the same tax documents - I swear they vanished into some digital black hole each time I sent them.

Maybe it's progress for seasoned buyers who've seen worse, but for newbies like me, the improvements feel pretty minimal. It's like upgrading from dial-up internet to slightly faster dial-up... technically better, but still painfully slow and frustrating. I guess I'm just saying that while small wins are nice, we shouldn't settle or get too comfy with incremental changes. There's gotta be a way to streamline this whole refi and mortgage thing even more - right?

Totally feel you on this... have you tried looking into lenders with fully digital platforms? Heard from friends they cut down on paperwork headaches. Might be worth checking out?

Yeah, digital lenders definitely help simplify things - went through one myself last year. Here's how it went down for me:

First, I uploaded all my docs online (W-2s, pay stubs, bank statements, etc.) - no more running around town or faxing stuff (seriously, who still faxes?). Then they verified everything digitally, which took maybe two days tops. After that, got updates via email and text about where I was in the process - felt way smoother than my first refi years ago.

But heads-up: even digital lenders can hit snags if something unusual pops up, like discrepancies on your credit report or appraisal hiccups. Happened to a coworker who had to jump back into phone calls and emails for a bit.

Still, overall, it felt way less stressful. Curious though if anyone's figured out an even quicker shortcut through the appraisal step...that always seems to slow things down for me.

Digital lenders definitely smooth things out, but yeah, appraisals are still a drag. Last time mine got delayed because the appraiser was booked solid...wish there was a workaround for that step too. Hang in there though, sounds like you're almost through it.

HARP officially ended back in 2018, but there are still similar refi options out there, like Fannie Mae's High LTV Refinance Option or Freddie Mac's Enhanced Relief Refinance.

If appraisal delays are a big issue, you might wanna look into appraisal waivers - sometimes lenders offer them depending on your loan details and property type. Worth checking out.
