Housing counselors definitely offer valuable initial guidance, but I'd caution against completely ruling out legal advice, especially in foreclosure situations. I've seen cases where homeowners relied solely on counseling and later encountered complications that could've been avoided with early legal intervention. Yes, lawyers can be pricey, but many offer initial consultations at reduced rates—or even free—to help you gauge your situation clearly. A counselor might lay out your options, but a lawyer can identify specific legal pitfalls or opportunities that others might overlook. It doesn't always have to be one or the other... sometimes combining both resources strategically can save you money and stress in the long run. Just something to consider before dismissing legal help entirely.

He started with a housing counselor who gave him some solid, practical advice. Then he took just the key points to a lawyer for a quick review. It cost him way less than going straight to the lawyer from the get-go, and he felt way more confident about his options afterward.

Exactly this. Sometimes just knowing you're on the right track is half the battle. Plus, counselors often know about resources or programs lawyers might not mention right away. Totally agree, counselors can really help clarify things upfront. Have you checked if your state offers foreclosure mediation programs? They can sometimes pause the process and help negotiate directly with lenders—might save you even more stress (and money) down the line.
