Funny thing, I’ve had clients get fixated on the “new build” neighborhoods, but a lot of them end up surprised by the utility bills and property tax jumps. Those 70s and 80s areas with mature trees? They’re not flashy, but you’re right—the shade makes a real difference in Texas summers. I’ve seen people save $100+ a month on AC compared to newer developments with tiny saplings.

One thing I’d add: older neighborhoods often have more predictable tax assessments. Some of the newer “hot” spots get reassessed aggressively, and folks get blindsided by rising escrow payments. Ever notice how some of those “boring” areas also have fewer HOA headaches? Not always, but it’s something buyers overlook.

Curious if anyone’s actually run the numbers on long-term costs between these older spots and the trendy new builds? I’ve seen both sides, but it’s rarely as simple as just looking at the sticker price.
