Yeah, the reassessment thing gets people all the time. I’ve seen buyers get surprised by their monthly payments jumping just because the county updates the value after closing. Did your lender give you a breakdown of how they estimated your escrow, or was it kind of vague? Sometimes those projections are way off, honestly.

I get what you’re saying, but honestly, I don’t think the lender’s estimate is always the problem. In my case, they actually gave me a super detailed escrow breakdown—like line by line. The real shock was how fast the county reassessed after I bought. Even with a good estimate, if your property value jumps right away, your payment’s gonna go up no matter what. It’s more about how aggressive your county is with reassessments than just the lender’s math, at least from what I’ve seen.

The real shock was how fast the county reassessed after I bought.
That’s been my experience too. I’ve had properties where taxes doubled within a year just because the county wanted to cash in on the new sale price. It’s frustrating, but honestly, it’s just part of the game. You can do everything right and still get blindsided by a reassessment. At least you got a detailed escrow breakdown—some folks don’t even get that much transparency.

I get where you’re coming from, but I’m not sure I’d call the reassessment “just part of the game” without at least trying to challenge it. Have you ever appealed a new assessment? I’ve had some luck pushing back when the county’s numbers seemed way off compared to comps in the area. It’s a hassle, but sometimes you can get them to back down a bit. I do agree, though—those escrow breakdowns are a lifesaver. Makes it a little less painful when the surprises hit.

That’s interesting, I didn’t realize you could actually get anywhere with an appeal. I always figured it was a lost cause and just kind of braced myself for the worst. Did you have to get an official appraisal or just pull up some listings to show them? I’m honestly a little nervous about pushing back, but if it’s worked for you, maybe it’s worth a shot. The whole escrow thing still confuses me sometimes—like, how do you know if they’re collecting enough for the next year’s taxes, or if you’re gonna get hit with a shortage?
