Yeah, those little “processing” or “courier” fees drive me nuts. I’ve seen “e-doc delivery” charges that were just an email attachment. It’s wild what gets tacked on if you’re not watching closely. I always tell people to go line by line on the closing disclosure—sometimes you’ll spot something like a $75 “admin fee” for who knows what. If you ask about it, half the time they’ll just take it off without blinking.

About vendors refusing to work with someone you bring in... I’ve run into that, especially with inspectors or lenders. Sometimes it feels like the listing agent has a preferred crew and isn’t shy about making things awkward if you try to bring in your own folks. Makes me wonder if there’s some backdoor deal going on, or maybe they just want to keep everything in-house for convenience. Either way, it’s sketchy. Ever notice how some places get real defensive when you ask too many questions about fees or want to use your own people? I always think, if they’re legit, why the pushback?

Honestly, I get the frustration with junk fees—some of them are just creative ways to pad the bill. But on the vendor thing, I’ve actually had a few deals where the “preferred” inspector was way more thorough than the one I brought in. Sometimes it’s not a conspiracy, just that they trust folks who know the quirks of local properties. Still, if they get cagey about questions, that’s a red flag for me too.

Yeah, this is spot on. In my experience, the “preferred” folks often just know what to look for in the area—like, they’ll actually check for that weird plumbing issue that only pops up in certain neighborhoods. I still side-eye anyone who gets defensive about questions, though. If they can’t handle a little scrutiny, that’s usually a sign something’s off. Junk fees, though… don’t get me started.

That reminds me—when we bought our last place, the inspector our agent “swore by” actually noticed a weird patch job in the crawlspace that I never would’ve spotted. Turns out it was just old insulation, but still, I get why locals have their go-to folks. That said, I once had a contractor get all prickly when I asked about line-item charges. Huge red flag. If they can’t explain where your money’s going, it’s probably not going somewhere good...

That’s a big one—transparency with contractors can save so much hassle down the line. I’ve seen budgets spiral just because folks didn’t get a clear breakdown up front. When I bought, I actually made a spreadsheet to track every estimate and invoice, which helped spot weird charges early. Out of curiosity, did you ever try negotiating any of those line items, or did you just walk away when things got sketchy? Sometimes they’ll back down if you push for details, but not always...
