I hear you, but honestly, a 10-day close isn’t for everyone—even if the market’s moving fast. I’ve seen deals fall apart when buyers rush and miss something small, like insurance paperwork. Sometimes slowing down just a bit saves bigger headaches later.

I get where you’re coming from, but sometimes that “slowing down” just gives sellers a reason to pick the next offer. In this market, speed can be the only thing that gets you in the door. I’ve closed on properties in under two weeks more than once—yeah, it’s stressful, and yeah, you’ve got to have your ducks in a row. But missing out because someone else moved faster? That stings way more than chasing down an insurance doc last minute.

Sometimes slowing down just a bit saves bigger headaches later.

Sure, but what about when waiting means you lose the deal entirely? How do you balance not rushing with not losing out? Genuinely curious if anyone’s actually had a deal fall apart *because* they moved too fast—not just paperwork stuff, but something major that would’ve been caught if they’d taken an extra day or two.

I get what you mean—speed is everything right now. When I refinanced last year, the lender pushed for a super quick close and honestly, it felt like a whirlwind. I did catch one weird title issue because I double-checked something late at night, but if I hadn’t, it could’ve been a mess after closing. Has anyone here actually had a fast close backfire in a big way? Like, not just paperwork headaches but something that really cost you?

Honestly, that’s exactly why I don’t love these 10-day close deals. I get wanting to move fast, but you’re basically betting nothing’s going to go sideways. I’ve seen folks end up with unresolved liens or missing permits because everyone was rushing. Sure, you can fix it later, but it’s a pain and sometimes expensive. Is shaving off a week or two really worth that risk?

I get where you’re coming from. I’ve done a quick close before and, honestly, it was stressful. You’re right—missing something like a lien or a permit can turn into a headache fast. Sometimes it’s better to take the extra days and double-check everything, even if it means waiting a bit longer for the keys.
