Honestly, this is exactly the kind of thing that makes me nervous about the whole process. I’ve been reading up on all the “do’s and don’ts” and it feels like you have to live like a monk for months just to avoid getting flagged. That bit you mentioned—

I’ve started warning my friends not to Venmo me for anything until after closing. Paranoid? Maybe. But I’d rather be safe than have to explain why someone paid me $18 for concert tickets three months ago. The inconsistency is what gets me—like, shouldn’t there be a standard checklist or something? I’ve seen underwriters ask for explanations on $12 PayPal transfers, but then ignore a $2k wire from “Mom.” It’s inconsistent and, yeah, kind of ridiculous. I tell people: if you can avoid weird deposits or random payments, do it. Not paranoid, just practical. The hoops are real, but at least you’re not alone in jumping through them.

Yeah, the “hoops” are no joke. Here’s my quick cheat sheet: 1) Don’t move money around unless you absolutely have to—seriously, that $15 Venmo from a friend for pizza? Might as well just eat the loss. 2) Save every paystub and doc, even if it seems dumb. 3) If your mom’s wiring you cash, get a paper trail (gift letter, screenshots, whatever). They’ll ask for it. I used to think people were exaggerating about this stuff… they weren’t.

I get what you’re saying about keeping your accounts as “quiet” as possible, but I’ve always wondered how strict lenders really are about small stuff like that. I mean, yeah, I’ve heard horror stories about underwriters grilling people over random deposits, but in my case, they only cared about anything over $500. Maybe it depends on the lender? Or maybe I just got lucky.

That said, I agree on saving every paystub and document. I thought I was being paranoid keeping a folder of literally everything, but it did come in handy when they asked for a bank statement from six months ago. It’s wild how much they want to see.

About the gift money—yeah, that one tripped me up. My dad sent me a chunk for closing costs and even though we had a gift letter, they still wanted to see his bank statement and proof it wasn’t a loan. Felt a bit invasive, honestly. I get why they do it, but it’s a lot.

Curious if anyone here has actually had a mortgage denied or delayed because of something minor like a $20 transfer? Or is that more of an urban legend? I’m trying to be careful, but sometimes it feels like overkill.

Honestly, I think a lot of the paranoia around tiny transfers is overblown. In my experience, underwriters are mostly looking for unexplained large deposits or anything that looks like a loan. A $20 Venmo? Never seen that cause a problem. But yeah, the gift money thing—they’re relentless about tracking every dollar. It’s annoying, but I get it... they’re just covering their bases. Still feels like overkill sometimes.
