Honestly, the whole “where did this $50 come from?” thing cracks me up. When I refinanced, I felt like I was on a game show called “Explain That Deposit!” You’re right, it can feel like overkill for small stuff. But hey, if it means a lower rate, I guess we’re all just stuck screenshotting Venmo notes and pestering our friends for receipts. One tip: label EVERYTHING in your banking apps ahead of time—future-you will thank past-you when the underwriter starts asking questions.

- 100% agree on the “explain that deposit” circus. I swear, my underwriter wanted a backstory for every $20 Venmo from my sister.
- One thing I’d add: watch out for random cash deposits. Even if it’s just birthday money, they’ll want proof.
- I get why they’re strict, but sometimes it feels like they’re looking for a reason to say no.
- Also, don’t move money between accounts unless you have to. Tracing transfers is a headache.
- Labeling helps, but honestly, sometimes they still ask for more. Just be ready for a little extra hassle.

Haha, this is way too real. I tell folks: treat your bank account like it’s under a microscope—because it basically is. If you *have* to move money or get a cash gift, snap a pic of the birthday card or write a quick note. It sounds silly, but it saves headaches later. And yeah, those “random” transfers? That’s the perfect way to put it. I remember during one of my first investment properties, I had a $150 transfer from my cousin labeled “thanks!” and the underwriter flagged it. Had to dig up an old email chain to prove it was just a payback for concert tickets. It felt a little over the top, but I get why they do it.

I’ve started telling people to avoid moving money around at all if they can help it, at least for a couple months before applying. But sometimes life happens, right? Curious if anyone’s ever had an underwriter question something super minor—like a $5 coffee split or something? Or is it mostly anything over a certain amount that gets their attention?

That’s not even an exaggeration. I’m in the middle of my first home purchase, and I swear I’ve never looked at my own bank statements this closely before. They flagged a $60 Venmo from my friend for “dog sitting” and I had to explain it wasn’t some weird side hustle or anything—just me watching her golden retriever while she was out of town. It’s kind of wild what gets their attention.

I haven’t had them ask about super tiny things like a $5 coffee, but anything over $50 seems to be fair game. I think it depends on the lender, though. My loan officer said underwriters are mostly looking for “unusual” deposits, especially if they’re not payroll or regular transfers. Still, it feels like they’re just waiting to pounce on anything that doesn’t look routine.

I get why they do it, but it does feel a bit much sometimes. Life doesn’t just pause because you’re buying a house, right? People send you money for random stuff all the time. I’ve honestly started paying for everything with my credit card and just leaving my checking account alone until this is over.

Has anyone ever had them question something super minor, like under $20? Or is it really just anything that looks out of place, no matter the amount? Just curious if I should brace myself for more random questions...
