Negotiations really can go sideways fast, can't they? I've seen DIY deals that went smooth as butter and others that completely crashed over the smallest things. Seems like it's less about rules of thumb and more about how comfortable you are navigating curveballs. If you're confident dealing with unexpected requests (like a perfectly good water heater...), it could work out fine. If not, having someone experienced might save your sanity.
