How do you even pick a realtor you can trust?

I’ve watched buyers get totally dazzled by agents who can rattle off market stats but freeze up when it’s time to negotiate or spot red flags in a neighborhood. I once had a client who almost bought next to a train line because their agent was so focused on “comps” they missed the obvious. Honestly, I’d rather work with someone who asks about your lifestyle than just your budget. The numbers matter, but if you’re not comfortable in the house—or the block—what’s the point?

I get where you’re coming from, but I actually think those market stats can be pretty important, especially if you’re refinancing or thinking about resale down the road. I’ve seen agents who focus a lot on lifestyle and “vibes,” but then their clients end up overpaying or missing key negotiation points. Isn’t it about finding someone who can balance both? Like, sure, ask about schools and noise, but also know how to break down the numbers when it counts. Otherwise, you might love the neighborhood but regret the price tag later.

Couldn’t agree more—stats matter way more than people think, especially if you’re looking at the long game. I always ask agents to walk me through recent comps and price trends before I get too attached to a place. That said, I’ve met some who are all spreadsheets and zero people skills, which can be a pain if you need neighborhood insights. The trick for me has been finding someone who doesn’t just throw numbers around but actually explains what they mean for my bottom line... and doesn’t ignore the “vibe” stuff either. It’s a tough mix to find, but worth it.

Honestly, I get the appeal of finding someone who can break down the stats and still “get” the neighborhood vibe, but I’d actually push back a bit on relying too much on agent explanations. I’ve seen plenty of agents cherry-pick comps or gloss over trends to make a place look better than it is. My advice: take their numbers, then cross-check them yourself—Redfin, Zillow, even county records. And don’t be afraid to ask blunt questions about what’s *not* in the spreadsheet... sometimes the stuff they leave out matters more than what they show you.

That’s a really good point about double-checking what agents tell you. I learned that the hard way when I was looking at condos last year—one agent kept talking up “recent upgrades” but when I looked up the building’s permits, turns out it was mostly cosmetic stuff, nothing structural. Felt a little misled, honestly.

I do think some agents are genuinely helpful, though. My cousin found one who actually pointed out red flags in listings, even if it meant losing a sale. Maybe it’s luck, or maybe it’s about finding someone who doesn’t pressure you and actually listens when you say you’re on a tight budget.

Has anyone ever tried interviewing agents before picking one? Like, asking them straight up how they get paid or if they’d walk away from a deal that’s not right for you? I wonder if that weeds out the pushy types, or if they all just say what you want to hear…
