if I’m paying for “processing” and “admin” and “mystery fee #7,” I’m gonna ask questions.

Honestly, can’t blame you for that. Some fees are legit—title, appraisal, stuff like that—but yeah, there’s a line between necessary and just...padding. I always tell folks: if you don’t know what a fee is for, ask. If they can’t explain it in plain English, maybe it shouldn’t be there. And hey, $200 is a lot when you’re staring down an empty fridge and an IKEA cart.

Not every “admin” or “processing” fee is just padding, though. Sometimes those cover actual work behind the scenes—compliance checks, document prep, stuff you never see. I’ve tried negotiating them down, but a few were non-negotiable. Still, always worth asking for a breakdown.

I get what you’re saying, but sometimes it really does feel like they’re just tacking on fees because they can. Last time I bought, there was a “courier fee” for $75, and when I asked what it was for, the guy just shrugged and said “documents.” I pushed back and they dropped it, no questions asked. Makes me wonder how many people just pay without asking. Has anyone actually gotten a detailed breakdown that made sense, or is it always a bit vague?

Yeah, I’ve run into those weird “courier” or “processing” fees too. The first time I bought in Dallas, my closing statement had a $95 “admin fee” that nobody could really explain. I asked for a breakdown and got a generic list—nothing specific, just “document handling” and “miscellaneous.” I pushed back and, just like you, they dropped it without blinking. Makes you wonder how much of this is just padded in because most folks don’t question it.

What’s worked for me is asking for the ALTA Settlement Statement early and going line by line. If something looks off or vague, I’ll ask them to clarify in writing. Sometimes they’ll try to justify it, but if you keep pressing, those fees often disappear. It’s wild how much is negotiable if you’re persistent. Not every broker is shady, but some definitely count on people not looking too closely.
