I’ve literally rolled my eyes at those “courier fees” on digital docs—like, what are they, mailing my PDF on a carrier pigeon? I’ve seen lenders tack on “foreign national processing” charges too, which is just... creative accounting. Honestly, the most drama I’ve seen is when someone’s H1B extension is pending and the underwriter panics. That’s when you get the endless requests for extra paperwork. If a lender seems confused by your visa, that’s usually your cue to walk. No one needs that kind of stress—or those mystery fees.

And don’t get me started on the “foreign national processing” line item. It’s just another way to squeeze a few extra bucks from people who probably already have enough hoops to jump through.

I’ve had lenders straight up ask me for the same visa paperwork three times because their system “lost it.” At that point, it’s not even about qualifying—it’s about whether you have the patience to deal with their nonsense. If a lender can’t handle a standard work visa without making it a federal case, I’m out. There are enough banks out there that actually know what they’re doing and won’t nickel-and-dime you for every PDF.

If you’re watching your budget (and who isn’t these days?), don’t be afraid to push back on those weird fees. Half the time, they’ll drop them if you call them out. No reason to pay for imaginary services just because you’re on a visa.

Couldn’t agree more about those “processing” fees—half the time, they can’t even explain what they’re for. I’ve pushed back before and, surprise, the charges just “disappear.” It’s wild how much is negotiable if you just question it. Don’t let them wear you down.

It’s honestly amazing how much of this stuff is negotiable. When I was closing, I noticed a “courier fee” and a couple other random charges that didn’t make sense. I asked for itemized explanations and, just like you said, a few of them magically vanished. It’s exhausting to keep track of every line item, but it really pays off to push back. I do wonder sometimes if there are legit fees hidden in there, but it feels like half the time they’re just hoping people won’t notice.

That’s the truth. I’ve seen “processing” or “courier” fees pop up on closing docs for H1B clients, and half the time, they’re just fluff. One time, a client flagged a $150 “document prep” fee—asked for details, and poof, it disappeared. Not every fee is bogus, but you’re right: if you don’t question them, they’ll stick. It’s tedious, but worth it. Just don’t be afraid to ask for a breakdown—worst case, they explain it; best case, it gets dropped.
