Honestly, I’ve watched deals get delayed for weeks just because someone in underwriting decided to double-check every single visa doc. Other times, it’s like they barely notice the H1B status and just want pay stubs. It’s unpredictable, and it can drive you nuts if you’re not prepared. I always tell buyers—especially those on visas—to over-prepare. It’s a pain, but it beats scrambling at the last minute when someone suddenly wants your entire immigration history. The system really needs more consistency, but until then, it’s just part of the game.

It’s wild how much it can swing from one lender to the next. I’ve seen folks breeze through with just a couple of docs, and others get stuck for weeks over a single missing letter from HR. You’re spot on about over-preparing—having every possible document ready upfront really does save headaches later. It’s frustrating, but being organized is the only way to keep things moving (or at least avoid last-minute panic). The system could use some streamlining, for sure, but until then... better safe than sorry.

Yeah, the inconsistency is honestly baffling sometimes. I’ve had clients where one lender wanted a mountain of paperwork—like, every paystub for two years, visa copies, employment letters, you name it—while another just asked for the basics and called it a day. I always tell folks: expect the worst, hope for the best. It’s a pain, but having a digital folder with every doc you can think of (even the ones that seem unnecessary) really does make things smoother. The system’s clunky, but being over-prepared is the only way to avoid those last-minute scrambles.

That’s been my experience too, though I sometimes wonder if lenders even know what they want until you’re halfway through. I’ve seen underwriters ask for the same document twice, or suddenly need a letter from HR at the last minute. Having everything ready helps, but it still feels like a moving target. Maybe one day there’ll be some standardization... but I’m not holding my breath.

Honestly, I’ve lost count of how many times I’ve had to resend the same paystub or bank statement. It’s like they’re just checking if you’ll give up. But you’re right—having everything in one place is the only way to stay sane. I wouldn’t count on any real standardization either. Every lender seems to have their own “special” process, and it’s rarely straightforward. Still, persistence pays off, even if it feels like a circus sometimes.
