Had to laugh reading this because I tried the “do it yourself” escrow route once after refinancing. Thought I’d be all organized and save money. Instead, I missed a tax bill and got a lovely “friendly reminder” from the county. Back to letting the bank handle it—at least if they mess up, I can blame someone else.

Escrow through the bank just feels like one less thing to worry about, honestly. I tried managing it myself for a year, thinking I’d be super on top of things, but ended up missing a homeowners insurance payment. Cue the frantic phone calls. I get wanting to save a few bucks, but for me, the peace of mind is worth it. If the bank messes up, at least it’s not my headache alone.

- Totally get where you’re coming from. I refinanced last year and debated dropping escrow, thinking I’d be more organized this time around.
- Ended up sticking with the bank’s escrow. Here’s why:
- I’m not great at remembering random due dates, especially when they’re months apart.
- The idea of missing a tax or insurance payment and getting hit with penalties just stresses me out.
- If the bank messes up, it’s on them to fix it (and they usually do, even if it takes a few calls).
- Only downside I’ve noticed: sometimes the escrow analysis is off and my monthly payment jumps unexpectedly. Not a fan of that, but I guess it’s better than scrambling to cover a big bill I forgot about.
- Curious if anyone’s had luck with independent escrow services? I’ve heard they exist, but not sure if they’re any better than just letting the bank handle it.
- At the end of the day, I’d rather pay a little extra for less hassle. Maybe that’s just me getting older and lazier...

Honestly, I’ve tried both sides of this coin. Years ago, I got ambitious and decided to handle taxes and insurance myself after a refinance. Thought I’d save a little on monthly payments and prove to myself I could be more “financially mature.” Fast forward to December—I’m digging through a junk drawer looking for the tax bill, realizing it’s due in two days, and my insurance renewal email is buried somewhere between spam and “urgent” offers from stores I never shop at. Not my proudest moment.

I get the appeal of ditching escrow for more control, but in practice, it felt like juggling flaming swords. And when life gets busy (which is always), those due dates sneak up fast. The peace of mind with bank escrow is worth the minor annoyances for me. Yeah, the annual analysis can be way off—one year my payment jumped by almost $70/month because they underestimated taxes. Annoying? Sure. But at least I wasn’t scrambling to pull together a thousand bucks right before the holidays.

As for independent escrow services... I looked into them once after a friend swore by hers. Turns out most charge fees that aren’t much different from what banks roll into their own costs, plus there’s a little more legwork on your end to make sure everyone’s communicating (bank, service, county, insurance). If you’re already paying extra for convenience, might as well let the bank handle the headaches.

Maybe it’s just me getting older—or lazier—but these days I’ll gladly pay a few bucks more each month if it means one less thing to worry about. My memory’s good... just not “remember three random bills every year” good.

Totally get what you mean about juggling bills—honestly, even with reminders on my phone, I’d probably miss something critical. I’m about to close on my first place and the idea of messing up taxes or insurance legit stresses me out. The bank escrow feels like one less thing to screw up, even if it’s not perfect. Your story kind of confirms my gut feeling that “DIY” isn’t always worth it for peace of mind.
