Totally get this. I’ve had lenders ask for stuff that made me scratch my head—like HOA meeting minutes for a single-family rental, which wasn’t even in an HOA. Sometimes it feels like they’re just testing if you’ll push back or not. Curious, have you ever had a lender actually walk away from a deal because you refused to provide something? I’ve always wondered where the real line is...

Had a lender once ask for a termite inspection on a condo in a high-rise—no wood anywhere. I pushed back, and they dropped it, but I’ve never seen a deal die over one doc unless it was something major, like missing tax returns. Usually, if you explain why it’s unreasonable, they’ll work with you.

Totally agree, it really does feel like a weird dance sometimes. I’ve had lenders ask for the same document three times, like they’re just testing my patience. Curious—has anyone ever had a lender actually pull out over something minor, or is it mostly just empty threats?

I’ve seen files where they’ll ask for the same bank statement three times, each time claiming it’s “missing a page” or “not clear enough.” It’s frustrating, but honestly, it’s usually more about their internal process than anything personal.

As for lenders pulling out over something minor, it does happen, but it’s rare. Most of the time, if they’re threatening to walk over a small issue, it’s more of a pressure tactic or maybe they’re just covering themselves. I’ve had one deal fall apart because the borrower’s middle name was spelled differently on two documents—felt ridiculous at the time, but it turned out the underwriter was just looking for an excuse to back out because their lending criteria had quietly changed.

Best advice? Keep everything organized, double-check what you send, and don’t be afraid to push back if something seems off. Sometimes just calmly asking “Can you clarify why this is needed again?” gets them to back down. It’s a dance, but you can lead if you stay sharp.
