post-closing “surprise” requests are the stuff of nightmares

Right? I swear, I started keeping a “just in case” folder on my desktop for random docs they might ask for. Has anyone actually had a closing where they *didn’t* get a last-minute email? Or is that just a refinancing urban legend?

Never had a closing—DSCR or otherwise—where I didn’t get at least one “hey, can you send over X?” email at the eleventh hour. It’s like clockwork. I’ve started treating it as part of the process, honestly. My system now is to keep a folder with every possible doc: tax returns, leases, insurance certs, even old utility bills. If they ask for something weird, I just drag and drop.

One thing that’s helped: before closing, I ask the lender for a checklist of everything they *might* need, not just what’s on their standard list. Sometimes they’ll warn you about those “just in case” docs. Doesn’t always work, but it cuts down on the scramble.

I’ve heard stories about smooth closings with zero surprises, but I’m convinced those are either unicorns or someone’s memory playing tricks. Maybe it happens with super straightforward deals? For DSCR loans, though, last-minute requests seem baked in.

I get where you’re coming from, but I’ve actually had a couple of DSCR closings go off without any last-minute doc hunts. Not often, but it’s happened—usually when the lender’s super organized and I’m working with a broker who’s on top of their game. Maybe it’s luck, or maybe just smaller deals, but I wouldn’t say it’s totally impossible. Still, yeah, most of the time it’s a scramble for that one random paper you thought nobody would ever need...

I swear, DSCR closings are like a game of hide and seek with your own paperwork. Last time I went through it, I thought I had everything lined up—color-coded folders, checklists, the whole nine yards. Then, two days before closing, the lender pops up asking for a utility bill from 2019. I mean, who even keeps those? Ended up digging through an old shoebox in my closet, feeling like Indiana Jones searching for lost artifacts.

But yeah, I’ve heard of those mythical “smooth closings” where nobody’s scrambling at the last minute. Maybe it’s just me, but I feel like every time I try to be extra prepared, the universe throws in a curveball. Maybe I need to bribe my broker with coffee next time or something... Either way, I totally get the scramble. At this point, I just expect at least one weird document request and try not to lose my mind over it.

Totally relate to the last-minute curveballs—DSCR closings have a way of making you question your own organizational skills. I swear, even when I double-check everything, there’s always that “one more thing” they need. My trick is scanning every doc as soon as I get it and dumping it in a cloud folder labeled “Just In Case.” Still doesn’t stop the random requests, but at least I’m not crawling through boxes anymore... most of the time. And yeah, I’ve tried bribing my broker with donuts—didn’t help, but at least we both ate well.
