I went through one of those programs a couple years back with a credit score in the low 600s. They did approve me, but the interest rate was a bit higher than I’d hoped, and there were a few extra fees tucked in. Nothing outrageous, but definitely read every document. Yeah, the paperwork is definitely more than a regular mortgage, but I didn’t feel like it dragged things out too much. There were a couple of extra disclosures and forms, but nothing wild. The rates were a bit higher than some conventional loans I looked at, but the down payment help made it worth it for me since saving that much would’ve taken years. Just gotta read the fine print and ask questions if something seems off.
