I totally get where you’re coming from—those “free money” incentives can be tempting, but they don’t cover you when the roof needs replacing and the HOA’s broke. I always ask for the last couple years of HOA budgets and meeting minutes, just to see if they’re actually putting money aside or just talking about it. Sometimes the numbers look fine until you dig a little deeper.
Honestly, I’d rather pass on a flashy incentive if it means avoiding a $10k surprise bill down the road. Has anyone here ever seen an HOA that looked solid on paper but turned out to be a mess once you moved in?
