waiting forever on this appraisal—is this normal?

Okay, seriously starting to lose patience here. We put in our mortgage application weeks ago, and everything seemed to be moving along fine until we hit the appraisal stage. Now it's like crickets. The lender keeps saying they're waiting on the appraisal report, but it's been almost three weeks now. Is this typical? I mean, I get that appraisers are busy and all, but come on...three weeks?

I asked our loan officer what's up, and he just said "it's out of our hands," which honestly didn't help much. Meanwhile, we're stuck in limbo—can't really plan anything or even start packing properly because we don't know if the appraisal will come back okay or if we'll have to renegotiate or whatever.

Has anyone else had to deal with this kind of delay? I'm starting to wonder if we just got unlucky or if this is some kind of standard thing that nobody warned us about.

Ugh, reading your post gave me flashbacks to our appraisal saga last year. We were in the same boat—thought everything was smooth sailing until BAM, appraisal purgatory. Our lender kept giving us the "out of our hands" line too, which honestly felt like code for "stop bothering me." 😂

Ours took almost four weeks, and by week three I was convinced the appraiser had vanished into thin air or joined witness protection or something. Turns out, they were just super backed up and understaffed. When we finally got the report back, it was fine—no drama, no renegotiations needed—but man, that waiting period was brutal.

From what I've heard from friends who've bought recently, delays seem annoyingly common right now. Hang in there...maybe start packing stuff you won't miss if you have to unpack again? (We packed our kitchen way too early—living off takeout for two weeks wasn't my brightest idea.) Fingers crossed yours comes through soon!

Haha, your witness protection theory cracked me up...I swear our appraiser must've been on some tropical island sipping cocktails while we were losing sleep. Took us nearly a month too, but hey, at least it wasn't bad news in the end. Hang tight, it'll happen eventually...probably.

Haha, that imagery is spot-on. Honestly, the appraisal process can feel like watching paint dry—slow, tedious, and frustratingly out of your control. I've seen plenty of cases where people waited weeks, even longer than a month, so your timeline isn't unusual at all. It doesn't make it any less nerve-wracking, though.

When I went through my refinance last year, I was convinced they'd forgotten about me entirely. Emails went unanswered for days, phone calls felt like shouting into the void...and then suddenly, out of nowhere, the appraisal came back perfectly fine. It was almost anticlimactic after all that stress.

The good news is, delays don't necessarily mean bad news. Appraisers are often juggling multiple assignments, and sometimes they're just backed up. Your patience will pay off eventually, even if it feels like forever right now. Hang in there—you're definitely not alone in this waiting game.

Good points above. A few things to keep in mind:

- Appraisal delays of 3-4 weeks are pretty common, especially in busy markets.
- Appraisers often juggle multiple assignments, and scheduling can be tricky.
- Doesn't necessarily indicate problems with your property or loan application.
- Frustrating, yes—but usually nothing to worry about.
