Haha, yeah, the homeowner's insurance thing surprises a lot of folks. I remember one client who had everything meticulously organized—color-coded folders, labels, the works—but totally blanked on insurance. Cue last-minute scrambling and frantic phone calls... not fun. Another sneaky one is documenting large deposits—lenders get suspicious fast, so having explanations ready ahead of time saves headaches later.

This is spot on. When I refinanced last year, I thought I had everything covered until they flagged a random transfer from my savings account. Suddenly, I was digging through months-old bank statements to prove it wasn't some shady gift or loan. Honestly, it's worth being overly cautious—better to have too much paperwork ready than deal with the stress of scrambling last minute.

Had a similar situation when I bought my first place. Thought I was golden until they started questioning a birthday gift from my parents deposited months earlier. Suddenly, I'm calling mom for a signed letter explaining her own gift—felt ridiculous. Honestly makes me wonder, though... do lenders really think we're all secretly laundering money through birthday cards? Seems like overkill sometimes, but yeah, better safe than sorry.

Haha, you'd be surprised how often this comes up. It's less about suspicion and more about lenders needing to tick regulatory boxes. Still, I get it—asking mom for a signed note feels pretty silly sometimes...
