Honestly, I’ve seen “just a little peeling paint” turn into a mold issue more than once. Here’s how I try to separate the minor from the major:

- Water stains or musty smells? Red flag—could be more than cosmetic.
- Cracks in walls: hairline is usually fine, but anything bigger might mean foundation trouble.
- Old wiring or flickering lights—those aren’t just quirks, they’re safety concerns.

I always tell folks, if you’re unsure, bring in a pro for a closer look. Saves way more money (and headaches) down the road.
