I totally get that—my hand was cramping by the end of closing, and I honestly lost track of what half those forms were for. Did anyone else get tripped up by the flood insurance stuff? I almost missed a checkbox that would’ve added $80 a month. It’s wild how one tiny thing can snowball. How do people keep track of all this without a lawyer or agent breathing down their necks?

Honestly, I think it’s possible to get through closing without a lawyer or agent hovering over your shoulder, but you gotta be borderline obsessive about reading every line. I’ve done it solo twice now. The paperwork is nuts, but if you slow down and double-check the numbers (especially those insurance add-ons), it’s manageable. That said, yeah, the forms are intentionally confusing sometimes... I almost signed up for “optional” pest coverage once because the checkbox was buried in a sea of fine print. If you’re organized and not afraid to ask the lender dumb questions, it’s doable—just takes patience and a strong cup of coffee.

I get where you’re coming from—if you’re detail-oriented and not intimidated by paperwork, it’s technically possible to close without an agent or lawyer. But honestly, I’ve seen folks miss stuff that ends up costing them way more than a commission would’ve. The fine print is no joke, especially with lenders sneaking in “optional” fees. If you’re confident, go for it, but I’d still say there’s value in having someone double-check your back. Even seasoned buyers get tripped up by the legalese sometimes...

Yeah, I tried handling a refi on my own once because I thought I could save a few bucks. Ended up missing a weird “processing” fee buried in the docs—cost me more than if I’d just paid someone to look it over. I’m all for DIY when it makes sense, but those closing papers are a maze. Even with good credit, lenders will try to sneak stuff past you... Learned that the hard way.

Totally get where you're coming from. I once spent hours combing through closing docs, thinking I’d caught every fee—then bam, “courier charge” shows up at the end. Felt like a game of whack-a-mole. I still believe in doing my homework, but sometimes it’s just not worth the stress. Feels like lenders invent new fees just to keep us guessing... Maybe next time I’ll just pay the pro and save myself the headache.
