Honestly, I think you nailed it about the smaller banks and credit unions—they’re way more likely to actually look at your situation instead of just running your numbers through a computer. I’ve seen people get FHA loans with a 580, but man, the hoops... It’s wild how one lender will freak out over a $50 deposit and another won’t even blink. I swear, the stuff they focus on makes zero sense sometimes. When I was applying, they grilled me about a $12 Venmo for “pizza night” but didn’t care about a $2k deposit from my side hustle.
