I get what you mean about credits at closing—sometimes it’s just easier to knock out the repairs yourself, but I’ve seen folks let that list pile up for ages. Here’s a question: when you’re buying with a lower credit score, like 580, do you find sellers more likely to push for credits instead of fixing stuff themselves? I’ve noticed it can go either way, but curious if others see a pattern.

I’ve actually wondered about that too. When I was looking with a 580 score, it felt like sellers leaned toward credits instead of doing repairs, maybe thinking it’d speed things up. But then again, my friend had the opposite—her seller insisted on fixing everything. Maybe it depends on how hot the market is? Curious if location plays into it too... like, do rural sellers handle this differently than city ones?

Honestly, I’ve seen it go both ways, and I don’t think it’s just about the market or location. Sometimes it comes down to the seller’s situation—like if they’re strapped for cash, credits are easier than repairs. But I’ve had rural deals where sellers were super picky about fixing stuff too. It’s kind of a toss-up, not always a city vs. country thing.

I get what you’re saying, but I actually think location does play a bigger role than people admit. In my experience, urban sellers are way more used to negotiating credits instead of repairs, probably because the pace is so fast and there’s more competition. Out in the sticks, I’ve had sellers flat-out refuse credits and insist on fixing every little thing themselves—almost like it’s a pride thing. Maybe it’s not always black and white, but I’d argue the local culture and market norms matter more than just the seller’s situation.

That’s funny, I’ve noticed the same thing—last year I tried to buy a duplex in a small town and the seller acted like asking for a credit was an insult to his grandpa’s memory or something. Meanwhile, in the city, it’s all “sure, here’s $2k off, just close already.” Do you think lenders care about these local quirks when they’re looking at a 580 credit score, or is it all just numbers to them?
