Yeah, I totally get that frustration. When we were trying to get our construction loan sorted, the lender kept pushing back the closing date and every time it was “just a small paperwork thing.” It felt like they didn’t realize we had people waiting on us. I never got an apology or anything—just more forms to sign. I guess it’s just how it goes, but man, it’s stressful when you’re new to all this.

That’s honestly one of the hardest parts—feeling like you’re just another file on someone’s desk. It’s not just paperwork, it’s your timeline and your life. It does get easier the second time around, but nobody tells you that upfront. Hang in there—most folks are surprised by how common these delays are.

Totally get this. I kept thinking, “How is it possible for a bank to lose my paperwork three times?” It’s wild. I tried both a big national lender and then a smaller local bank for my second go-around. Honestly, the local bank was a bit more personal—they actually remembered my name and called me back—but the process still dragged on. The difference was, at least I could walk in and talk to someone face-to-face when things got stuck.

But yeah, the checklist idea is clutch. I wish someone had told me to keep my own running list of who’s supposed to do what, because half the time I felt like I was project managing the whole thing myself. Inspections and draws were a nightmare—nobody really explained how picky they’d be about every little thing.

Not sure if it’s luck or just the nature of construction loans, but I wouldn’t count on smaller banks being magically faster. Maybe a little less frustrating, but not exactly speedy.

- Been there with the paperwork shuffle—felt like I was chasing my own tail half the time.
- Local banks are friendlier, but yeah, not always faster. Sometimes they just have fewer people, so things still get bogged down.
- Keeping your own checklist is a must. I started tracking every doc and email after my first “lost file” incident.
- Inspections were a pain for me too. No one warned me how strict they’d be about receipts and photos.
- If you’re trying to save money, double-check every draw request. I caught a couple of mistakes that would’ve cost me.
