I’ve caught duplicate charges just by comparing the initial estimate to the closing docs.

That “release of lien” fee threw me off too—didn’t even notice it until I was knee-deep in paperwork. Can’t agree more about double-checking the numbers. I thought I was being paranoid at first, but turns out it’s just smart. Texas definitely likes its paperwork thick... I once found a weird “courier fee” that wasn’t even needed. It’s a pain, but catching those little things adds up, especially when you’re trying to keep costs down.

Funny you mention the “courier fee”—I’ve seen that pop up even when everything was handled electronically. Sometimes I wonder if we’re overthinking it, though. Is it possible some of these fees are legit but just poorly explained in the docs? Still, I’d rather double-check than blindly trust. Those line items add up fast.
