If you’re not sure whether you’ll need something, save it anyway. Lenders ask for the weirdest stuff sometimes...
Totally agree with this. During my last refi, they actually wanted a letter explaining a $17 Venmo transfer from my mom—like, really? I started scanning every receipt and random doc just in case. That cloud folder idea is gold, though. I tried using a physical binder but it turned into a black hole for paperwork. Digital’s the way to go, unless you enjoy playing hide and seek with your tax returns.
Totally get you on the binder turning into a paperwork abyss—mine was basically a graveyard for W-2s and random utility bills. The cloud folder’s been a lifesaver, especially when they start asking for stuff like “proof of insurance from three years ago” or some random bank statement. I swear, half the refi process is just digging up ancient documents you didn’t even know you had. Digital’s not perfect, but at least you can search instead of flipping through a stack of mystery envelopes.
“half the refi process is just digging up ancient documents you didn’t even know you had.”
Seriously, it’s like a paperwork scavenger hunt. I’ve started scanning everything, but now I’m paranoid about losing access to the cloud too. Not sure which is worse—missing docs or forgetting your password... Both can stall a cash out refi real quick.
I hear you on the document hunt. Last time I did a cash out refi, I swear they wanted everything short of my kindergarten report card. I started keeping a folder labeled “refi stuff” just for this reason, but then I forgot where I put the folder... Digital backups are great until you realize you’ve got three different cloud accounts and can’t remember which one has your tax returns. It’s a mess, but at least once you get through it, you’re set for a while.
I thought I was being clever by scanning everything into a folder called “Home Docs” on my desktop, but then three years later when I needed to do another cash out refi, I realized half of it was still in my email and the rest was on an old laptop. It’s like a scavenger hunt every time. And every lender seems to want something different—one even asked for a copy of my marriage certificate, which I hadn’t seen since we moved to Texas.
I will say, the first time I went through the process here, I was surprised by how strict Texas is about cash out refis compared to other states. There’s that 80% rule, and then all the paperwork about your homestead rights... I remember sitting at the closing table thinking, “Is this normal?” Maybe it’s just me, but it feels like they make you jump through extra hoops here.
Anyway, I’ve started keeping a physical folder and a digital one, but I’m not convinced either system is foolproof. The paper trail just keeps growing.
