Yeah, I’ve noticed that too—just asking about a random line item makes it disappear off the sheet. Last time I refinanced, there was some “processing” fee buried in the paperwork, and when I pushed back, the guy just shrugged and said, “We can waive it if it’s an issue.” Makes you wonder how many people just pay without a second thought. It’s a little frustrating, but honestly, being skeptical pays off. Doesn’t hurt to ask, even if it feels awkward.

That’s wild—had almost the same thing happen when I did a cash out refi last year. There was this “courier fee” for $85, and I asked what exactly they were couriering. Suddenly, it vanished. Makes me wonder if half these fees are just “let’s see if they notice” charges. I get that everyone needs to make a buck, but man, you gotta keep your eyes peeled or you’ll end up paying for someone’s lunch. Being a little nosy definitely pays off in these situations... even if it feels awkward at first.

You’re not wrong—there’s a lot of “creative” line items that show up in closing docs. I remember one time I saw a $150 “document prep” fee, but when I asked for a breakdown, it turned out to be a generic template they emailed me. Fee disappeared after I pushed back. It’s awkward, but I’ve learned if you question every line, half the time they’ll drop or reduce it. Not everything’s a scam, but you really do have to watch your back... especially in Texas where cash out refis get complicated fast.
