Totally get what you mean about not just trusting autopay. I actually set a monthly reminder on my phone to check my mortgage statement, even though it feels a bit overkill sometimes. But after hearing stories like this, I’d rather be a little paranoid. Spreadsheets are my go-to too—nothing fancy, just enough to catch any weird jumps. Texas rules are confusing enough without extra surprises.

Yeah, I’m with you—autopay’s convenient, but I’ve seen it go sideways. Had a client once who didn’t notice their escrow shot up for months because of a property tax adjustment. They thought autopay had it covered, but nope… ended up with a nasty surprise and a shortfall. Texas cash-out rules are already a maze, so double-checking statements just makes sense. Spreadsheets might seem old-school, but they catch stuff apps miss sometimes.

I’ve messed around with a couple of those budgeting apps—YNAB and Monarch, mainly. They’re decent for tracking regular monthly stuff, but honestly, I haven’t seen one that really nails escrow changes, especially when you’ve got a Texas cash-out in the mix. The apps tend to lump escrow into “mortgage” and don’t break down the jumps unless you manually enter the details. That’s more work than just scanning your statement or keeping a quick spreadsheet.

I get why people want an automated solution, but I still trust my own eyeballs more than any app for weird escrow spikes. Spreadsheets might be old-school, but at least you know exactly what’s going on. Maybe someone’s found an app that does it better, but so far, nothing’s really replaced just sitting down and double-checking the numbers yourself. Sometimes tech just complicates what should be simple...

I get where you’re coming from, but I actually think some of these apps are catching up—maybe not perfect, but better than they used to be. I’ve had YNAB flag weird escrow jumps before, which at least got me to dig deeper. Manual spreadsheets are fine, but I’d rather have something ping me if my payment suddenly spikes. Tech’s not always perfect, but it’s saved me from missing stuff more than once.
