Fees are the wild west though. I always tell people: don’t be shy about asking for a breakdown or even negotiating some of them.

Couldn’t agree more on the fees part. When I refinanced last year, I was surprised how much was actually up for negotiation once I started asking questions—processing fees, even the appraisal cost. It’s easy to assume those numbers are set in stone, but they’re really not. You’re right, lenders aren’t going to just hand you savings unless you push for it. Good on you for being thorough; that’s where most folks miss out.

Honestly, the first time I saw my closing disclosure, I thought maybe they’d accidentally added a zero somewhere. Processing fee? Courier fee? I half expected to see a “snack break” surcharge. But yeah, once I started asking about each line item, a couple of them just... disappeared. Makes you wonder how many people just pay without blinking. Is there a secret menu for discounts or what?

- Had almost the exact same reaction when I got my closing disclosure.
- Spotted a “document prep fee” that was like $400. Asked about it and they just... took it off? No explanation, just gone.
- Made me wonder how much of this stuff is negotiable or just padded in for people who don’t question things.
- I feel like there’s a risk in not speaking up—like I’d be paying hundreds (or more) for nothing.
- Double checked every line, even the weird ones like “courier fee” (they emailed me everything...).
- Not sure there’s a “secret menu” but it does seem like the loudest squeaky wheel gets some grease.

I get why people just want to get it over with, but honestly, I couldn’t sleep at night if I didn’t ask about every single charge. Maybe it’s overkill, but I’d rather be annoying than overcharged.

You’re spot on—there’s way more wiggle room in those fees than most folks realize. I’ve had lenders drop “processing” or “admin” charges after I pushed back, and it’s wild how fast they disappear when you question them. Honestly, it’s not overkill to double-check everything. It’s your money on the line. I’d rather be a little annoying than just hand over cash for some mystery line item. Funny how a simple question can save you hundreds...

Yeah, I’ve seen this firsthand. Last year, I was refinancing a duplex and noticed a “courier fee” for $150. Asked what it was for—poof, gone. My rule: if I don’t understand a fee, it gets flagged. Most of these charges aren’t set in stone, even if they act like they are. Just takes a little pushback.
