Yeah, it’s wild how many people get distracted by the shiny stuff and forget about the guts of the house. I’ve seen buyers fall in love with a backsplash and totally miss that the HVAC is ancient. Honestly, I’d rather deal with ugly cabinets than a bad foundation any day.

- Shiny upgrades are nice, but if you’re using a cash out refi, prioritize fixing what’ll cost you most down the line (roof, HVAC, plumbing).
- Ugly cabinets won’t tank your budget, but a busted AC in Texas? That’s a nightmare.
- I’ve seen folks refinance for kitchen updates, then get slammed with foundation issues. Not worth the risk.
- Always check the inspection report before spending on aesthetics. The “guts” matter way more for your wallet and stress level.

Yeah, I’ve watched people dump money into fancy backsplashes or new floors, then get blindsided by a $10k sewer line issue. Not saying you can’t make things look nice, but ignoring the big stuff just isn’t worth the headache. Had a property where I thought the HVAC was “fine for now”—ended up sweating through August and paying double to rush a replacement. Lesson learned.
