"Algorithms just can't keep up with local quirks or recent changes."
Exactly. Had Zillow undervalue one of my renovations because they didn't realize we'd converted a detached garage into a guest suite. Took a quick chat with a local realtor to straighten things out. Algorithms are handy, but nothing beats someone who actually walks the neighborhood regularly and knows what's changed recently... Glad you caught it early!

I see your point, but I'd caution against completely dismissing algorithms. While they're not perfectβespecially for unique renovations or recent neighborhood developmentsβthey do provide a consistent baseline valuation. Human assessments can sometimes be subjective or overly optimistic. Ideally, you'd combine algorithmic estimates with local expertise to get a balanced, realistic picture of your property's value. Just something to consider before relying solely on one or the other.
Good points on both sides. I agree algorithms provide consistency, but
rings true from my experience. Curious though, have you noticed if algorithm estimates are getting any better at capturing recent changes?"nothing beats someone who actually walks the neighborhood regularly"
Algorithms are definitely improving, but they're still playing catch-up with real-world changes. I've seen them miss recent remodels or neighborhood shifts...nothing beats boots-on-the-ground insight from someone who knows the area firsthand. Maybe someday they'll nail it, but not quite yet.

Couldn't agree more. Last year, an algorithm valued a property I was eyeing way too low because it missed a recent school district rezoning. Saved me a bundle, but shows they're still behind the curve sometimes...
