Yeah, that's a solid point. Algorithms are handy for ballpark figures, but they're pretty blind to the nuances that really shape value. When I refinanced, the automated appraisal was surprisingly off—didn't even consider recent neighborhood improvements or landscaping I'd done. Ended up getting a human appraiser out, and it made a big difference in accuracy. Tech's great for convenience, but when it comes to something as important as home value, a cautious second look never hurts...

Totally agree with you there—automated valuations can be pretty hit-or-miss. I had a similar experience with one of my properties last year:

- Algorithm missed recent renovations I'd done inside (new kitchen, bathroom upgrades).
- Didn't factor in the new coffee shop and park improvements nearby.
- Human appraisal bumped the value significantly.

Tech's convenient, but there's no substitute for someone actually walking through your home and neighborhood. Glad you went with your gut and got that second opinion...definitely worth it.

Completely agree about the automated valuations being hit-or-miss. Had a client once whose automated estimate was way off because the system didn't factor in how desirable their street had become—lots of young families moving in, new cafes popping up nearby, stuff algorithms just don't catch. On the flip side, I've also seen cases where upgrades homeowners thought would add big value didn't really move the needle much. Always better to be cautious and get that walkthrough appraisal before making any big decisions...

Yeah, I've noticed those automated estimates can be pretty sketchy. When we were house hunting, one place had a crazy high valuation online, but when we actually visited, the neighborhood felt kinda stagnant—no new businesses, lots of empty storefronts. Made us realize how much context these algorithms miss. Definitely agree that getting a real appraisal is key...but I wonder, are there specific upgrades that consistently boost value, or is it always hit-or-miss depending on the area?
