Good point about title insurance, but honestly, I'd be cautious relying too heavily on it. When I refinanced, I checked mine and found out boundary disputes were only covered under very specific conditions...ended up needing a fresh survey anyway. Better safe than sorry, I guess.

Yeah, learned that lesson myself. When we refinanced, our neighbor casually mentioned the fence might be off by a foot or two...turned out it was closer to five feet! Title insurance didn't cover that surprise either. Definitely worth double-checking boundaries yourself.

Also, keep an eye out for easements or rights-of-way listed in your deed; those can limit what you can actually do with parts of your property. Learned that one the hard way myself...

Couldn't agree moreβ€”surveys are worth every penny. A friend of mine skipped one when he bought his house, assuming the fence line was accurate. Turns out it was off by almost 4 feet, and now he's stuck dealing with a neighbor who's less than cooperative. A good survey would've caught that early.

Also, good call on checking easements and rights-of-way. People sometimes overlook those details because they're buried in the fine print, but they can seriously limit your options down the road. Especially if you're planning any landscaping or building projects, it's crucial to know exactly where you stand (literally).

Sounds like you've already learned from experience, though... happens to the best of us.

Wish I'd known this earlier... I skipped the survey when we refinanced a few years ago, thinking nothing had changed. Turns out our neighbor's shed is halfway onto our propertyβ€”awkward conversation incoming. Lesson learned:

"surveys are worth every penny."
