Figuring out how much of my house I actually own
Had a similar situation a few years back when refinancing my own place. The appraiser was so busy jotting down notes about the kitchen remodel that he totally missed the detached garage we'd built out back. I figured he'd catch it eventually, but nope...he was packing up his stuff when I finally spoke up. He seemed a bit embarrassed at first, but then laughed and thanked me for pointing it out - said he was mentally running through his next appointment already.
You're spot-on about being direct with the big-ticket items. Appraisers are juggling a lot, and realistically, they're not gonna hold it against you if you politely highlight something they've overlooked. Most of them appreciate the heads-up because it makes their job easier in the long run. Yeah, generally speaking I'd agree, but I've seen times when those smaller details actually add up. Had a property once where the appraiser overlooked a finished basement room - didn't seem like a big deal at first, but it ended up nudging the appraisal just enough to affect financing terms. So, sometimes it's worth politely mentioning even the smaller stuff...you never know what's gonna tip the scales.
