Sometimes I’ll just ask, “What exactly are you processing for $150?” and suddenly the fee gets “reviewed.”

Funny how a little pushback makes those fees magically shrink, right? I’ve closed on a few properties in Texas and it’s wild how much of that stuff is negotiable if you just ask. Always check the closing statement line by line—title companies and lenders sneak in “junk fees” all the time. If something looks fishy or vague, call them out. Worst case, they explain it; best case, they drop it. You’d be surprised how often that works.

Seriously, this is spot on. I just went through my first closing and was shocked by how many random fees popped up. I questioned a “document prep” charge and—surprise—it disappeared. Makes you wonder how much people overpay just by not asking. Don’t be afraid to push back.

This is exactly right—question everything that doesn’t make sense. I’ve seen buyers save hundreds just by double-checking those line items. One trick: ask for a breakdown of every fee in writing before closing. If something looks odd or vague, say so. Lenders and title companies often “find” room to negotiate when you push back a bit. It’s not being difficult—it’s just protecting your wallet.
