Honestly, those “standard” fees make me roll my eyes every time. You’re not wrong—agents and lenders rarely push back unless you really press. I’ve seen folks save a few bucks by asking for a fee breakdown, but half the time it’s like arguing with a vending machine. At least you kept your sanity focusing on the big stuff. The small fees sting, but they’re sneaky for a reason…

It’s wild how those “standard” fees just get rubber-stamped, right? I’ve seen closing disclosures where you have to squint to figure out what half the charges even mean. I always wonder—if buyers actually started questioning every line item, would lenders finally budge on some of these? Or is it just baked into the system now, like airline baggage fees? Curious if anyone’s ever actually gotten a junk fee removed, or is that just wishful thinking…

I actually managed to get a $150 “processing” fee knocked off when I refinanced last year. It took a few emails and just flat-out asking what the heck it was for. Some fees are non-negotiable, but others are just there because most people don’t ask. It’s not always easy, and sometimes they won’t budge, but it’s worth pushing back—especially if you see something that looks made up or vague.

That’s spot on. Lenders often bake in “junk fees” hoping folks won’t notice or challenge them. I’ve seen clients save hundreds just by questioning line items like “document prep” or “courier” charges. Not everything’s up for debate, but it’s wild what you can get waived if you’re persistent. Just be prepared for some pushback—sometimes they’ll claim it’s standard, but if it’s not regulated, it’s usually fair game.

Couldn’t agree more. I remember my first deal—thought every fee was set in stone. Turns out, half of them were just “because that’s how we do it.” I pushed back on a $150 “processing” fee and, after a little back and forth, they dropped it without blinking. It’s almost like they expect most folks to just pay up.

You’re right about the pushback though. Sometimes they’ll dig in and say it’s non-negotiable, but if you ask for documentation or clarification, they’ll often cave or at least reduce it. Not every fee is worth fighting over, but if you add up the small stuff, it can make a real difference at closing.

It’s a bit of a game—just gotta know which battles are worth picking. If you’re not sure about a charge, question it. Worst case, they say no... best case, you keep some cash in your pocket.
