Yeah, I see that all the time—fees just kind of “appear” in the closing docs. I always tell folks to question every line item. Some lenders will drop them if you push, others dig in. Depends who you’re dealing with, honestly.

That’s interesting—I’ve noticed some lenders are more transparent than others, but even then, there’s always a “processing” or “courier” fee that seems questionable. When I refinanced last year, I actually asked for a breakdown of every single charge, and a couple just disappeared after I pushed back. Has anyone had luck negotiating the appraisal or title fees? Those seem less flexible, but maybe I’m missing something.

I’ve tried to push on those too, but honestly, appraisal and title fees are usually set by third parties, so there’s not much wiggle room. What worked for me was shopping around for the title company itself—some lenders let you choose, and prices can vary a bit. Just double-check that switching won’t mess with your timeline. Sometimes the “processing” fees are the only ones with real room to budge.

That’s pretty much spot on. Appraisal fees are almost always locked in since the lender orders it from their approved list, so not much room there. Title fees, though, can move a bit if your lender lets you pick. Ever notice some places tack on junk fees like “courier” or “document prep”? Those are the ones I’d question. Anybody get those knocked off, or am I just too stubborn about the small stuff?

You’re not being stubborn at all. I always tell folks, if it sounds like something you could do with a printer and a stamp, it’s worth pushing back on. Had a closing last year where they tried to charge $95 for “overnight delivery”—documents showed up by email anyway. I just circled that line and asked if they could drop it, and poof, gone. Doesn’t always work but hey, every bit helps when you’re already forking over so much.
