Waiting forever on my refinance loan approval—is this normal?

Sometimes I wonder if it’s just a toss-up no matter who you pick.

Honestly, I think you’re onto something there. I’ve seen both sides—sometimes the big guys have all these layers of approval and it drags on forever, but other times their systems are so dialed in that things move shockingly fast. Then again, I’ve had a smaller lender get stuck because their only processor was out sick and everything just... paused.

One time, a client went with a national chain thinking it’d be slow, but they actually closed early because the underwriter was local and super responsive. But yeah, I’ve also seen files sit untouched for days because someone was out or “waiting on docs.” It really can feel like a roll of the dice. The only thing that seems consistent is that there’s always some random hiccup you never see coming.

- Had a refi last year where I thought picking a local credit union would be quicker—nope, ended up waiting three weeks just for someone to review my docs because their “main guy” was on vacation.
- On the flip side, a friend went with one of those big online lenders and was convinced it’d drag out, but they wrapped everything up in under two weeks.
- Seems like no matter who you choose, there’s always that random curveball—lost paperwork, someone out sick, or even just a slow week.
- Best advice I got: keep your docs organized and follow up regularly... but even then, sometimes you’re just at the mercy of their process.

Yeah, I’ve seen the same thing—no real rhyme or reason to which lender drags their feet. Sometimes the “big guys” move fast, sometimes not. Honestly, even being super organized doesn’t always help if their team’s swamped or someone drops the ball. It’s frustrating, but pretty normal these days.

I get what you’re saying, but I’m not totally convinced it’s just “normal” for things to drag on forever. Sure, sometimes it’s out of your hands—like if the underwriter’s buried or someone’s out sick—but I’ve also seen cases where a little polite pressure actually speeds things up. Have you tried calling or emailing for updates, or even escalating to a manager? Sometimes just reminding them you’re waiting can bump your file up the stack.

Also, I wonder if certain lenders are more transparent than others about their timelines. Some will tell you upfront, “Hey, we’re backed up two weeks,” while others just leave you hanging. I had one refinance where they kept asking for the same docs over and over, and it turned out they’d lost half my paperwork. That was with a big-name lender, too. Makes me question how much of this is just disorganization versus real workload.

Do you think it matters if your credit is borderline? I’ve heard files with lower scores sometimes get pushed aside for the “easy” approvals. Not saying that’s fair, but it wouldn’t shock me. Or maybe it’s just luck of the draw with who picks up your file.

I guess my main question is: has anyone actually found a lender that consistently moves fast? Or is it always a gamble? I’m skeptical there’s any real pattern, but maybe someone’s cracked the code...

I’ve seen the same thing—sometimes a gentle nudge makes a surprising difference, other times it’s like shouting into the void. In my experience, smaller local lenders or credit unions tend to be more upfront about delays and a bit faster, probably because they’re not juggling as much volume. As for borderline credit, you’re right that complex files can get sidelined, especially when things are busy. It’s frustrating, but I haven’t found a “magic” lender that’s always quick... just some that communicate better than others. Honestly, half the battle is just persistence and keeping your paperwork super organized.
