Is it weird that I’m actually relieved to hear it’s not just me feeling like I’m waiting for a Hogwarts letter? I keep wondering if there’s some secret trick to getting updates faster, or if it’s just a patience game. Does anyone ever get a straight answer from their lender, or is it always “we’re working on it”? I’ve got my own spreadsheet going, but I still check my email way too much... is that just part of the process?

Honestly, I ask myself the same thing every time a client gets stuck in this limbo. I’ve seen folks get updates within a week, and others wait over a month with nothing but “we’re working on it.” It’s wild how inconsistent it is. I don’t think there’s any secret handshake or magic phrase to speed things up—sometimes even calling every other day doesn’t do much except raise your blood pressure.

I get the spreadsheet obsession, though. I’ve had buyers and refi clients who track every document, every email, every phone call... and still end up refreshing their inboxes like it’ll make the underwriter move faster. I wish I could say it’s not part of the process, but honestly? It kind of is. The waiting game is real, and lenders aren’t exactly known for transparency.

Ever notice how they’ll answer one question but sidestep three others? Drives me nuts. Maybe it’s just how the system works, or maybe they’re juggling too many files at once. Either way, you’re definitely not alone in feeling like you’re waiting for an owl to show up with news.

It’s wild how much of a black hole the process can feel like, isn’t it? I’ve seen loans breeze through in under ten days and others drag on for six weeks, and honestly, I wish I could predict which it’ll be. There’s definitely no magical “expedite” button—though if there were, I’d be first in line. The lack of transparency is maddening, but I think a lot of it comes down to the sheer volume lenders are dealing with and how many hands your file passes through. My advice: keep your documents handy, answer questions fast, and maybe take up meditation while you wait...

Honestly, I get what you’re saying about the waiting game, but I’ve found it’s not always just about lender volume. Sometimes it’s the loan officer dragging their feet or missing something basic. Here’s what’s worked for me:

- Call your loan officer every couple days—don’t just email and wait.
- If you sense delays, ask to escalate or switch processors.
- Shop around next time. Some lenders are way faster than others, even in busy seasons.

I’ve had files stuck for weeks, then magically move after a few calls... persistence can make a difference.

That’s been my experience too, though I’ll admit I used to just sit back and wait, thinking the process was out of my hands. Last year, I refinanced and hit a wall—my paperwork sat untouched for almost ten days. Turns out, my loan officer had gone on vacation and didn’t hand off my file. Once I started calling every other day, things picked up fast.

Here’s what worked for me:
1. Keep a log of who you talk to and when.
2. If you get vague answers, ask directly if there’s anything missing from your side.
3. Don’t be afraid to nudge them—sometimes they really do need a reminder.

I will say, not all lenders are created equal. Some seem to have their act together, others... not so much. Next time, I’d probably ask upfront about average processing times and how they handle bottlenecks. It’s a hassle, but being proactive saved me a lot of stress in the end.
