I get what you're saying about patience, but honestly, waiting around isn't always the best move either. I've been renting forever, and each month feels like I'm tossing money straight into a bonfire... painful. Sure, lenders aren't exactly handing out candy after bankruptcy, but if you can swing a bigger down payment now and lock in a decent rate, it might beat watching home prices climb even higher while you wait. Just my two cents—though with inflation, maybe it's more like five cents these days.

Totally get where you're coming from—renting can feel like a hamster wheel sometimes. Plus, with the market still inching upward, waiting too long might mean paying even more down the line. If you can comfortably swing that bigger down payment now, it could really pay off long-term... especially if rates creep up again.

Good points, but a couple things I'd wonder about:

- Would waiting a bit longer improve your credit enough to snag a better interest rate?
- Is the market really gonna keep climbing steadily, or could prices level off soon?

Either way, totally understand your urgency—renting does feel endless sometimes...

Have you talked to a lender yet about what kind of interest rate you'd qualify for now versus waiting a bit? Sometimes the difference isn't as huge as you'd think, even after bankruptcy. I know it's tempting to hold off and boost your credit, but if prices keep climbing, waiting might just offset any advantage you gain. I went through something similar—ended up biting the bullet earlier than planned, and honestly, no regrets so far...though ask me again after my first plumbing disaster, haha.
