Totally get where you’re coming from. I had a similar experience - thought I’d be out of my place in two years, but life threw a curveball and I ended up staying way longer. Watching that rate adjust upward was rough.

- Fixed rates might cost a bit more upfront, but yeah, the peace of mind is real.
- ARMs can work if you’re 100% sure about your timeline... but who really is?

I get the appeal of fixed rates, but I’ve seen ARMs work out really well for folks who are strategic. If you’re disciplined and keep an eye on market trends, sometimes you can refinance before the adjustment hits or sell at just the right time. Not saying it’s for everyone - definitely riskier if plans change - but there are cases where people saved a ton upfront and used that cash elsewhere. It’s not always regret city, just gotta know your own risk tolerance and have a backup plan.

I hear you - ARMs can be a smart move if you’re on top of things and have a solid exit plan. I’ve seen friends use the lower initial payments to pay down debt or boost their credit, which helped them qualify for better rates later. But yeah, if life throws a curveball and you’re stuck when rates jump, it can get stressful fast. Fixed rates are boring but predictable...depends how much risk you’re cool with, I guess.

I’ve seen people do well with ARMs, especially if they’re planning to move or refinance before the rate adjusts. But I’ve also watched a few folks get caught when the market shifted and suddenly their payments shot up. Curious - has anyone here actually ridden out the adjustment period? Did it end up being as rough as you expected, or was it manageable? Sometimes I wonder if the risk is overblown, but maybe that’s just me...

Honestly, riding out the adjustment period can be rough if you’re not prepared for higher payments. It’s not always a disaster, but it’s definitely not for the faint of heart. If you’re super disciplined and have a backup plan, it can work out - but I wouldn’t call the risk overblown, especially in unpredictable markets.
