I keep seeing homeowners ask the same refinance question:

- I’ve noticed the same thing—sometimes it feels like underwriters are just looking for reasons to slow things down.
- Last time I refinanced, they flagged a Venmo payment from my mom for “dog food” and wanted a full explanation. It was literally $50.
- I get that they need to check for large deposits, but the small stuff? Seems inconsistent.
- Has anyone had luck with lenders who are less strict about these little transfers? Or is it just luck of the draw with who you get?

Honestly, the whole process can feel pretty random. Some underwriters seem to nitpick every little thing, while others barely glance at small transfers. I’ve refinanced twice—first lender grilled me about a $30 PayPal from my brother for “pizza night,” but the second time, they only cared about deposits over $500. I think a lot of it comes down to the individual underwriter and their mood that day... There’s no real way to know ahead of time, but credit unions tend to be a bit more chill in my experience.

It’s wild how inconsistent it can be. I’ve had underwriters ask for explanations on $100 Venmo transfers, but then ignore a $900 check from a side project. It really does seem to depend on who’s reviewing your file and maybe how much coffee they’ve had that morning. I will say, though, I’d rather over-explain than risk a delay—nothing worse than having closing pushed back over something minor. Credit unions do seem less intense, but I still keep my docs organized just in case.

I get why folks get frustrated, but I’d rather have them nitpick than miss something major. Has anyone ever had an underwriter ask about cash deposits? That one tripped me up once…

- Had a similar issue during my pre-approval.
- They flagged a $200 cash deposit from selling an old bike, but totally ignored my regular side gig payments.
- Kinda stressful because I had to dig up proof, and it wasn’t even a big amount.
- Makes me double-check everything now before moving money around.
- I get why they do it, but feels inconsistent sometimes.
- Guess it’s better to be over-cautious than have problems later... still, wish there was more clarity.
