I actually had the opposite experience with my last refi - my local credit union was just as sneaky with the fees as the big banks. I thought going “local” would mean more transparency, but nope, still had to push back on a couple of those random charges. Funny thing, when I questioned the “processing” fee, they dropped it like it was no big deal. I did try shopping around for title insurance, though, and honestly, it saved me a few hundred bucks. Not sure everyone realizes you’re not locked into the lender’s picks for all those services. Worth the hassle, at least in my case.

Yeah, I hear you on the “local” thing not always being a magic bullet. I’ve run into the same nonsense - credit unions and small banks love to market themselves as the good guys, but when you dig into the paperwork, those junk fees still pop up. It’s wild how quickly they’ll drop a charge if you just call them out. Makes you wonder how many people just pay without questioning.

Shopping around for title insurance is a smart move. Most folks don’t realize you can do that, and lenders definitely don’t go out of their way to mention it. I’ve saved a decent chunk doing the same, though it’s a hassle with all the phone calls and paperwork. Still, a few hundred bucks is a few hundred bucks.

Honestly, I’ve gotten to the point where I treat every line item as negotiable until proven otherwise. It’s exhausting, but it pays off. Good on you for pushing back - too many people just accept what’s handed to them.

Couldn’t agree more - those “local” banks aren’t always the saints they claim to be. I’ve seen folks save $400+ just by questioning random fees on their closing docs. Title insurance is a sneaky one too… most people don’t even realize it’s negotiable. If you’re refinancing, every line item is fair game for a challenge. It’s a pain, but hey, that’s money back in your pocket.

I’ve seen lenders try to sneak in “processing” or “courier” fees that don’t make sense. Have you checked if your lender’s charging an appraisal fee twice? That happens more than you’d think. Title insurance especially - most folks just accept the first quote, but you can shop that around. Curious, did anyone here actually manage to get a lower rate or fee just by pushing back? Sometimes it feels like a game of whack-a-mole with these charges...

When I refinanced last year, I pushed back on the “document prep” and “processing” fees - got one knocked off, but the lender just padded the title charges instead. It’s like squeezing a balloon; you push in one spot and it pops out somewhere else.
