Why do VA mortgage rates seem higher lately?

The Loan Estimate is supposed to make things transparent, but honestly, it’s still confusing for a lot of people.

Totally agree - those forms are supposed to help, but I still had to go line by line with my credit union. They did list everything, but I had to ask about a couple “processing” fees that weren’t obvious. Even the smaller lenders can be sneaky if you’re not careful. I always make a spreadsheet and compare every single fee across lenders, just to be sure I’m not missing anything. It’s tedious, but it’s saved me from overpaying more than once.

You’re not wrong - those “processing” fees can sneak up on you if you’re not watching closely. I’ve seen folks get tripped up by vague line items more than once. Making a spreadsheet is smart, even if it’s a pain. Most people just gloss over the details and end up paying more than they should. It’s tedious, but you’re doing it right. Lenders count on people not digging in.

I’ve had clients bring me loan estimates with “miscellaneous” fees that added up to hundreds of dollars - sometimes more. It’s wild how those little charges can inflate the real cost. Double-checking every line item really does pay off, even if it feels nitpicky.

Yeah, those “miscellaneous” fees are sneaky. I always tell clients to go through loan estimates line by line - no shame in asking what each charge means. Sometimes lenders pad the numbers with junk fees, and it’s your right to question them or negotiate. Even $50 here and there adds up over time, especially with VA loans where every dollar counts. Don’t let the paperwork overwhelm you; just take it step by step and watch for anything that looks off.

I remember when I was shopping around for my VA loan last year, I actually caught a “processing fee” that was almost double what another lender quoted me. It’s wild how those little charges sneak in. I’m always curious - has anyone noticed if these higher rates lately are tied to more of these random fees, or is it just the base rate going up? Sometimes it feels like the fees creep up when rates do, but maybe I’m just being paranoid...
