Good point. I refinanced a VA loan a few years back, thinking I'd stick around for a while. Then life threw a curveball—had to sell unexpectedly. Closing costs definitely ate into my gains. Lesson learned, flexibility matters.

Totally get what you're saying about life's curveballs... I've refinanced my VA loan twice now, and here's what I've learned the hard way:

- First refi was great, lowered my rate significantly, but honestly didn't factor in how long we'd realistically stay. Ended up moving a year later—ouch on those closing costs.
- Second time around, I made sure to crunch numbers more carefully and set a realistic timeline. Life still threw surprises (hello, unexpected job transfer!), but luckily it was after we'd already broken even on the fees.
- My takeaway: if you're not 100% sure you'll stay put for at least a few years, refinancing can be a gamble. But if you've got decent odds of sticking around, it can save you serious money over time.

Also, don't underestimate the value of sleeping better at night with a lower monthly payment. Sometimes that's worth a bit of risk... just my two cents!

Haha, this right here hits home. I refinanced last year, and even though my timeline was kinda fuzzy (thanks, life), just seeing that lower number each month felt like therapy. Sure, I might've saved more if I'd waited or planned better, but sometimes peace of mind is priceless... or at least worth a few closing costs. Glad your second round worked out better!
