I get what you’re saying, but in my experience, the VA appraisal has been pretty checklist-driven. When I refinanced last year, the appraiser barely glanced at the electrical or plumbing—just made sure the basics were working and that there weren’t any glaring safety issues. Maybe it depends on the area or the appraiser’s mood that day, but I wouldn’t count on them to catch much beyond the obvious. Full inspection still feels non-negotiable if you want to avoid surprises down the road.

When I bought my place with a VA loan, I thought the appraisal would be super thorough, but it was honestly pretty surface-level. The guy checked that the heat worked, no broken windows, and that there weren’t any obvious leaks or hazards. That’s about it. I ended up hiring my own inspector and found a bunch of stuff the appraiser missed—like a leaky pipe under the sink and some sketchy wiring in the attic. If you’re buying, I’d say don’t skip the full inspection, even if it feels like overkill. The VA appraisal just isn’t enough to catch everything.

I get that their job isn’t to dig deep, but it’s kind of wild how much gets missed. Did your lender ever mention the difference between the VA appraisal and a real inspection? Mine barely explained it, and I only figured out the gap after moving in and dealing with stuff myself. Makes me wonder how many folks skip the inspection because they think the VA covers it all...

When I was buying my place with a VA loan, the appraiser was in and out super fast, but my lender did mention it wasn’t a full inspection. Maybe I just lucked out with someone who explained it better? Still, it’s easy to see how folks could get confused—“VA appraisal” sounds official enough that you’d think it covers everything. Honestly, I almost skipped the real inspection myself until my agent talked me out of it... probably dodged a bullet there.
