Wouldn’t trust just the appraisal to catch everything. Too many stories out there about stuff slipping through the cracks...

That’s exactly what freaks me out. I kept reading “VA requires an appraisal” and thought we were covered, but after talking to a couple of friends, I realized it’s really just a minimum check. Honestly, paying for a separate inspection felt like overkill at first, but I’d rather be safe than stuck with a money pit. One missed roof leak or bad wiring can ruin your whole budget. Not worth the gamble, in my opinion.

Here’s the thing—VA appraisal is just a surface-level check. It’s mainly to make sure the place meets basic safety and livability standards, not a deep dive into every nook and cranny. I learned that the hard way with my first house... thought I was golden, then found out about a hidden plumbing mess after moving in. Paying for a separate inspection might feel like an extra hit to the wallet, but it’s way cheaper than surprise repairs down the road. I’d rather know what I’m getting into before signing anything.

Yeah, totally agree with you on this. The VA appraisal just scratches the surface. I learned the same lesson—thought the place was fine, then the HVAC went out a month later. That separate inspection is worth every penny, honestly.

That’s exactly it—VA appraisal is more about “does this place meet the minimum bar?” than “is this a good investment?” I always tell folks: get that separate inspection, even if it feels like overkill. Curious, did your inspector catch anything else besides the HVAC, or was that a total surprise? Sometimes those hidden issues only show up after you move in...

That’s been my experience too. The VA appraiser barely spent 20 minutes at my place—felt more like a formality than anything. Our inspector, though, found a few sneaky plumbing issues in the crawl space that we’d have never caught. The HVAC was actually fine (for now), but those pipes… yikes. Definitely worth the extra cost for peace of mind.
