Does a VA loan require an inspection? What are the VA loan inspection requirements for buyers and spouses?

I’ve always wondered why the VA process doesn’t spell out the difference between an appraisal and an inspection more clearly. It seems like a lot of folks—especially first-time buyers—end up thinking the VA appraisal is a full inspection, when it’s really just checking for those minimum property requirements (MPRs). Has anyone actually seen a VA appraiser catch something major that a regular inspector would’ve missed? Or is it pretty much always the other way around?

I get that the VA wants to make sure the home is safe and basically livable, but that’s such a low bar. I’ve heard stories about people moving in and then finding out about electrical issues or even roof leaks that weren’t flagged at all. Makes me wonder if there’s any scenario where skipping a separate inspection actually worked out for someone, or if it’s just always a gamble.

Also, does anyone know if lenders ever require a full inspection on top of the VA appraisal, or is that totally up to the buyer? I’ve seen mixed info online...

I’ve never seen a VA appraiser catch something a regular inspector wouldn’t. Usually, it’s the other way around—inspectors dig way deeper. The VA appraisal is really just a surface-level check for those MPRs. Lenders almost never require a full inspection, but honestly, skipping it feels like rolling the dice. I’d always recommend getting one, even if it’s not required... peace of mind is worth it.

I hear you on the peace of mind thing. When we refinanced with a VA loan, I remember being surprised at how basic the appraisal was—felt like the guy just did a quick walk-through and checked off boxes. Our inspector, on the other hand, found a couple of things that would've cost us big time later. I get why folks skip it to save cash, but honestly, I'd rather know what I'm getting into. Not saying everyone needs to panic, but a little caution doesn't hurt.

VA loans definitely don’t require a separate home inspection—just their own appraisal, which, like you said, is pretty bare-bones. The appraiser’s job is to make sure the property meets the VA’s minimum property requirements and is worth what you’re paying. But that’s not the same as a full inspection. I get wanting to save a few hundred bucks, but skipping a real inspection seems risky. We almost did, but ended up finding some wiring issues that would’ve been a nightmare later. Sometimes spending a little up front saves you a ton down the road...

We actually ran into this exact debate last year when we refinanced. The VA appraisal checked the basics, but it was nowhere near as thorough as a real inspection. I get that inspections feel like just another expense, but skipping them is kind of like driving without insurance—sure, you might get lucky, but if something goes wrong, you’re in for a world of hurt. We found some minor plumbing stuff during ours that would’ve cost way more if we’d waited. For me, peace of mind is worth the upfront cost.
