Had a client last year who thought the VA appraisal was the “all clear” too. He called me in a panic after closing when a home inspector (he hired for peace of mind, but after the fact—facepalm) found knob-and-tube wiring. That was a $2k fix. I’ve seen the VA ask for a termite inspection here in Texas, but it’s usually because it’s standard in our area, not because the VA specifically flagged it. Lenders don’t always spell out the difference either—usually just a quick line in the disclosures.

Couldn’t agree more. The paperwork mountain is real, but that inspection is worth every penny.
